Campus & Portfolio Transformations
Transforming Large-Scale Campuses & Portfolios into Tools
for Long-Term Impact
We help institutions, governments, First Nations and mission-driven organizations transform complex property portfolios into clear, actionable real estate strategies. By aligning leadership, engaging stakeholders and establishing practical frameworks for prioritization, investment and delivery, we create a path from underused land and stalled ideas to financially sustainable, community-serving development.
Anglican Diocese of New Westminster
Purpose Driven Development created a comprehensive real estate strategy for 70 properties across 13 municipalities while aligning Diocesan leadership, governance committees and parishes around clear priorities and a practical implementation pathway. Through a custom site-assessment framework and portfolio analysis, we identified priority opportunities. Through site-specific feasibility studies we advanced three sites through feasibility into development, positioning underutilized church lands to support housing, community services and long-term financial sustainability.
Thompson River University
As masterplan co-lead and development expert, Carla Guerrera and the team helped transform Thompson Rivers University’s car-oriented commuter campus into a connected, pedestrian-friendly mixed-use community. Developed in consultation with students, staff and local First Nations, the plan created welcoming spaces for interaction and collaboration while supporting the university’s future growth. An innovative surplus-land strategy generated $25 million in revenue and laid the foundation for the university’s ongoing development trust model.
Yukon Housing Corporation
Purpose Driven Development partnered with Yukon Housing Corporation to create an Asset Renewal and Optimization Strategy aligned with its five-year strategic plan, Creating Home. Through executive workshops and strategic analysis, we established five focus areas and ten goals and key actions, providing a practical decision-making framework to prioritize investment, reduce risk, strengthen financial sustainability and balance financial, social and environmental outcomes across the corporation’s assets.
Lytton First Nation Economic Development Corporation
Purpose Driven Development worked with Lytton First Nation Economic Development Corporation, Chief and Council, community members, youth and organizational leadership to establish a comprehensive strategy for its real estate assets. The resulting Real Estate Strategy, Portfolio Analysis, Development Phasing Plan, Risk Assessment and Financing Strategy identified priority sites and created a clear path to pre-development—supporting future housing, commercial services, community amenities and economic opportunities for Lytton First Nation.
