Transforming Real Estate & Housing Opportunities into Thriving Communities
Strategic Advisory • Capital Strategy • Integrated Development Delivery
For organizations that own land, the challenge is often not a lack of opportunity. It is knowing where to start, what to prioritize, how to make projects viable and how to move from vision to successful delivery while securing capital required. At Purpose Driven Development, we help organizations navigate that complexity by bringing together strategic real estate advisory, innovative capital strategies, proven development frameworks and integrated development leadership to unlock land, reduce risk and create lasting community value.
This month, we’re sharing what that looks like in practice from transforming a 70-property portfolio into active development, to celebrating one of the leaders behind our capital and partnership strategy, to delivering an innovative housing community ahead of schedule and within budget.
NEW Strategic Advisory Services: Helping Clients Find a Path Forward
PDD Advisory Services
Over the past decade, we've seen a consistent challenge: great real estate and housing opportunities don't always have a clear path forward.
Projects get stuck. Economics change. Financing becomes more difficult. Organizations have valuable land but aren't sure how best to unlock it. Portfolios need prioritization. Projects need to be repositioned.
And in today's rapidly changing development and financing environment, this support is more important than ever.
In response to what our clients are facing, PDD has launched an expanded suite of Strategic Advisory Services:
With Build Canada Homes reshaping the federal housing investment landscape, organizations need to understand not only whether their projects align with emerging opportunities but whether they are truly viable, investment-ready and positioned to move forward.
PDD is actively navigating this process through Southwynd Place, the 900+ home redevelopment we are leading for the Kiwanis-Soroptimist Senior Citizens Housing Society. Following our submission, Southwynd Place has been assigned a BCH Partnership Manager, and we are actively advancing financing and partnership discussions.
That firsthand experience is providing valuable insight into the emerging BCH process, which we're bringing to our Build Canada Homes Investment Readiness service helping organizations assess readiness, identify gaps, strengthen financial viability and capital strategy, and better position projects and portfolios for investment consideration.
For 10 years, solving complex development problems, repositioning opportunities and finding a path forward has been one of PDD's superpowers. We're now making that expertise available to more organizations, earlier and at the moments when it's needed most.
Turning 70 Properties into a Strategy for Action and Advancing Priority Projects Toward Delivery.
Anglican Diocese of New Westminster
Owning land creates opportunity. Knowing what to do with it and how to move from strategy to execution is often the harder part.
PDD partnered with the Anglican Diocese of New Westminster to develop a comprehensive real estate strategy across 70 properties in 13 municipalities, from Hope to Whistler.
Together, we created a framework to identify the strongest opportunities, assess development readiness and financial viability, prioritize investment and establish a pathway from early vision through development and delivery all while aligning real estate decisions with mission, community needs and long-term financial sustainability.
And now, strategy is in the execution and delivery phase.
Following the portfolio strategy and feasibility work, we are working alongside the Diocese to advance priority projects through a rezoning in Vancouver, a Development Permit approval in Surrey, and early-stage development in Delta.
Rather than advancing individual properties in isolation, we are proud to partner with the Diocese and our financing partners on a portfolio and capital strategy that connects project prioritization, financing and development delivery creating stronger pathways to move viable projects forward.
“Purpose Driven really got our vision and needs right after the first meeting that we had. The team had a clear pathway for project delivery and financing at every stage of development.”
Tellison Glover, Director for Mission & Ministry Development, Anglican Diocese of New Westminster
This is integrated development partnership in action:
Strategy → Prioritization → Capital → Approvals → Delivery
Celebrating 7 Years of Leadership
"One of the greatest measures of a company isn't just the projects it delivers it's the people it helps grow."
This month, we’re incredibly proud to celebrate Annelise’s 7-year anniversary with Purpose Driven Development and her promotion to Director of Partnerships & Finance.
Annelise joined PDD as a Development Coordinator and has grown into one of the pillars of our organization. Calm under pressure, thoughtful, dependable and relentlessly committed to excellence, she brings the kind of leadership that inspires confidence in our clients, partners and team.
Over the years, Annelise has also become a driving force behind PDD’s capital strategy and financing expertise, building key lender and capital partner relationships and helping structure complex, multi-lender financing solutions for our clients.
In her new role, she will lead the strategic partnerships and financial relationships that help move our projects forward, while continuing to strengthen the systems and operational excellence behind PDD’s delivery platform.
As CEO Carla Guerrera shared:
“What makes me most proud isn’t just what Annelise has accomplished it’s how she has accomplished it. She leads with integrity, earns trust through action, embraces every opportunity to learn, and consistently puts our clients, partners and team first.”
At PDD, we believe investing in exceptional people is one of the most important investments we can make.
A strong strategy creates opportunity. Disciplined execution brings it to life.
We are proud to see Soroptimist House featured in BC Business and delivered ahead of schedule and on budget. This flagship project is a leading example of mixed-income affordable housing conceived, led and delivered by women.
The 135-home community translates Soroptimist International of Vancouver’s mission into a thoughtfully designed place that strengthens housing and financial security for women. From a lobby envisioned as a shared living room to welcoming amenity, laundry and rooftop spaces, opportunities for connection have been intentionally woven throughout the building.
One Integrated Approach. From Strategy to Delivery.
A 70-property institutional portfolio strategy, the growth of a leader specializing in capital and partnerships, and the successful delivery of an innovative 135-home community may seem like three different stories.
