Spring Reset: Is Your Housing Strategy Built for Today’s Capital Market?

Spring is a season of momentum, and we’re seeing meaningful progress across our portfolio, even amid one of the most significant shifts the housing sector has faced in years...

Owner: Soroptimist International of Vancouver

Architect: GBL Architects

Construction Partner: Ledcor

This February, we were thrilled to receive unanimous approval for Southwynd Place, the largest non-market affordable housing development in the history of the City of Vancouver, and one of the largest in Canada.

This transformative ~900-home mixed-income intergenerational community is exactly the kind of bold, city-shaping housing our sector needs, and we are excited to be making meaningful progress for our client the Kiwanis-Soroptimist Seniors Housing Society with Build Canada Homes as an emerging lending partner as we advance the next phase of capital strategy for this legacy project.

Meanwhile, Soroptimist House is looking spectacular as it nears construction completion, and our team is incredibly proud to see this landmark 135-home intergenerational affordable housing community for women, by an all-women team advancing ahead of schedule and on budget.

As the first project of its kind in North America designed, developed, and delivered by an all-women-led team, Soroptimist House is a powerful reminder of what’s possible through innovation, collaboration, and bold leadership.

Delivering complex legacy projects like these in today’s environment has required exactly what this moment demands:

  • innovation

  • disciplined risk management

  • strategic partnerships

  • the ability to adapt in real time

Across our broader work with non-profits, First Nations, faith-based organizations, and mission-driven landowners, one thing is clear: organizations are rethinking how projects move forward in a fundamentally different environment.

Because while projects continue to advance, the landscape around them has changed dramatically.

Housing Isn’t a Sector. It’s Economic Infrastructure.

And right now, it’s under pressure.

What we are experiencing is not a normal market cycle. This is a system reset.

Over the past year, the housing delivery landscape has fundamentally shifted and projects that were fully underwritten became unfundable. Proven capital stacks collapsed mid-stream. Organizations paused, waiting for clarity as long-standing assumptions about funding, financing, and delivery no longer held.

But here’s the truth: clarity isn’t coming back the way it was. This is what leading through system disruption looks like. And in moments like this, waiting is not a strategy.

The organizations that will continue to move forward are not those hoping the old system returns. They are the ones creating enough clarity to act, pivot, and reposition.

New Tools to Help You Pivot with Confidence

At Purpose Driven Development, this is exactly what we are doing with clients every day.
We are:

  • rebuilding capital stacks in real time

  • structuring sophisticated multi-lender financing strategies that didn’t exist even 12 months ago

  • repositioning projects and portfolios to align with where capital is flowing now, and where it is going next

Because this shift isn’t temporary. It’s structural. And the stakes are bigger than our industry. When housing doesn’t get delivered:

  • communities remain underserved

  • labour markets tighten

  • economic growth slows

  • affordability challenges deepen

Because housing is not simply a development issue, it is fundamental economic infrastructure. And the challenge right now isn’t simply access to capital, it’s readiness for capital.

The projects moving forward today are not necessarily the ones with the strongest intentions. They are the ones that are:

     ✔ financially credible

     ✔ strategically structured

     ✔ governance-aligned and decision-ready

✔ positioned to absorb multiple forms of capital

Everything else is stalling. So the real question is:

Are you still planning based on the last program, or positioning for where capital is going?
